Affordable Housing

Forsyth Street is a nationally recognized leader in structuring, sourcing and investing capital for the preservation and development of affordable housing. We provide Affordable Housing transaction advisory services to a wide variety of public, private and non-profit developer’s in diverse markets across the country for both multi-family and single family projects. We are an Asset Manager of several debt and investment platforms focused on affordable housing. We serve as Financial Advisor to non-profit intermediaries and municipal agencies across the country in connection with real estate and affordable housing financings.

Our services are tailored to each individual client and include underwriting, sourcing and closing on debt, equity and subsidy sources for both preservation and new construction transactions, conducting feasibility analyses, creating affordability plans, providing strategic and underwriting services for public RFP submissions, and assistance in managing the entire development or recapitalization process when needed. We provide advisory services specific to structuring mixed-income and large-scale mixed-use projects, community facilities, student housing and university expansions leveraging our expertise in public finance, and in combining a variety of tax exemption, inclusionary housing and financing programs.

Energy Efficiency

Forsyth Street provides Financial Advisory services to units of government, non-profits, and private institutions to develop reliable and replicable mechanisms for financing energy efficiency retrofits and improvements in residential, institutional, and commercial properties. These mechanisms typically seek to monetize energy savings anticipated to accrue from implementation of energy efficiency measures, and may utilize features such as, for example, on-bill repayment structures, energy service agreements, and warehousing facilities. We also provide Financial Advisory services to developers who are seeking to incorporate energy efficiency measures into their real estate projects, to financial intermediaries providing capital to the sector, and to municipal and quasi-public entities developing new programmatic initiatives.

Municipal Finance

Forsyth Street has broad experience in the municipal markets. We have experience with taxable and tax-exempt bond financing and credit structures and provide Financial Advisory services to clients who require new approaches to credit structures and innovative capital markets executions.

Forsyth serves as an investment adviser that seeks opportunistic investments across the spectrum of the US Municipal market, including general obligation, essential service, and project finance debt, with a focus on municipal debt that has been used to finance, and/or is secured by, real assets. Sample investments might include multi-family mortgage revenue bonds, special assessment district or community development revenue bonds, or industrial development revenue bonds. Our opportunistic Asset Management strategy focuses on securities we feel are fundamentally undervalued and seek attractive risk adjusted returns. Our impact Asset Management strategy identifies investments that, in addition to their financial returns, also generate meaningful, positive social or environmental impacts.

Financial Intermediaries

Forsyth Street provides Financial Advisory services to non-profit financial intermediaries. These intermediaries focus on a broad array of missions and asset classes, such as, for example, affordable housing, healthcare facilities and services, and clean energy. Our Financial Advisory services can be targeted to the organizational level, or to specific programs, initiatives, or projects in which the organization is engaged. Sample services that we provide to our clients include assistance with product and program design, capital sourcing and structuring, balance sheet management, organizational development, transaction pipeline development, and transaction underwriting.

Renewable Energy

Forsyth Street structures and finances large renewable energy projects that utilize various state and federal resources. We have analyzed wholesale wind, solar, biomass and other renewable generation facilities across the country. Forsyth Street is also an Asset Manager of multiple renewable energy partnerships serving municipal utility clients. The energy generation facilities owned by these partnerships are located primarily in the western United States.


Forsyth Street is Financial Advisor to a leading international advisory firm and one of the world’s leading development and microcredit organizations. We assist it and its partners in identifying new sources capital and structuring efficient financing structures for new microcredit programs and portfolios in underserved markets in eastern Africa. In support of these objectives, we provide modeling, transaction negotiation, and transaction closing services. Our work in this area is cross-cultural and multinational, and requires working with multiple currencies and with domestic and international capital from multiple stakeholders.

Infrastructure Finance and Economic Development

Forsyth Street works as a Financial Advisor to public agencies, large-scale developers, and investment banks who are developing complex large-scale infrastructure finance and economic development and redevelopment projects working with business improvement districts, special assessment districts and other conduit borrowers employing tax-increment financing bonds and financing vehicles.
